Dropped $1,400 on a radio ad for my listing that aired at 2am
So I finally tried radio for one of my listings last spring, a little 3 bed ranch in Bixby, and I bought a 30 second spot that ran for two weeks. The sales guy swore mornings and afternoons would be prime, but the air check he sent me showed it mostly ran between 1 and 4am. I got zero calls from it, like literally not one person mentioned hearing it, and the tracking number on the ad never rang once. Meanwhile the $60 I spent boosting a plain photo post on Facebook got me 11 showings that same month. If you are thinking about AM/FM for real estate, ask for the actual air times in writing before you sign anything. Has anyone had a local radio buy actually work, or is this just how it goes for small budgets?
Back when I waited tables in college, our manager blew the whole marketing budget on a billboard outside town that nobody ever drove past. He was so proud of it too, and we got maybe two extra customers all summer from that thing. Feels like the same energy as paying for airtime you never actually get.
