Can we talk about how long it takes to get anything approved by the City of Atlanta permit office?
I spent three months waiting on a simple permit to replace a water heater in my house. Everyone told me to hire a expeditor, but I figured I could save the $400 fee. Three months later and four phone calls that went nowhere, I finally got the thing approved myself. Has anyone else dealt with this nightmare or did I just get unlucky?

Gotta disagree with you @felix_williams71 on building without the permit. I get the frustration, but that survey and zone check stuff is usually there for a reason. You might get lucky or a new neighbor could report it and then you're stuck ripping it all down.

Funny you mention that, I had a similar run-in with them over a fence permit. My neighbor wanted to build a new privacy fence on the property line, and we both figured it would be a quick in-and-out at the office. Nope. They said we needed a survey, then a zoning variance, then a "site plan review" that nobody could explain to me. The guy at the counter just shrugged and handed me a form. I ended up just building the fence without the permit and hoping nobody notices. It's been two years and nothing has happened, so maybe that's the real secret.
