Watched a bare dirt lot on my street turn into 6 townhomes in 5 months
There is a half acre lot at the corner of my street that sat empty for 3 years. I took a photo of it in March because the weeds were chest high and someone dumped a mattress on it. By August there were 6 townhomes framed and dried in. The crew showed up at 6am every weekday and I never saw more than 4 guys on site at once. The foundation went in over 2 weeks, then the frames went up in about 12 days, which surprised me more than anything. They are asking $415k each and 3 are already under contract. What is the normal crew size for a 6 unit row like that, because 4 guys seems low to me.
How would I know, I still can't hang a shelf straight let alone frame a house? For what it's worth, 4 guys is actually pretty normal for a small row like that, especially once you're past the foundation. A lot of those crews are subs who only come when there's work in their trade, so you'll see the same 4 faces but they're not doing everything. Framing goes fast because it's mostly cutting, lifting and nailing, and with a small row they can knock out a unit every couple days. The slow part you saw was probably the foundation and the inspections, not the building. So no, it's not as crazy as it looks, those guys just work like machines.
