Got written up at a tenant rights workshop in Fresno and it rewired how I keep my rental papers
So I went to this free tenant rights workshop at the Fresno library on a Tuesday back in April, mostly to kill time while my car got an oil change nearby (funny how that works out). The presenter was a legal aid lawyer, and about 20 minutes in she held up a copy of a 3 day pay or quit notice and said something that stuck with me: "The date you get served matters more than the date you plan to pay." I had been keeping my rent receipts in a shoebox, just tossing them in, no dates on anything, and I figured a screenshot of my bank app was good enough proof. She explained how a judge in Fresno County will toss a receipt that doesn't show the address and the date, and I sat there realizing my shoebox was basically useless if things ever went sideways. Now I keep a single folder with every notice photocopied front and back, and I write the date served right on the envelope in pen. Cost me nothing but about an hour of my Saturday, and honestly it might save me a 30 day headache down the line. Anyone else been to one of these workshops and pick up something that sounded small but turned out to be a big deal?
