I finally read my own lease's 3 day notice rule after almost getting evicted in Sacramento
I got a notice on my door in Sacramento last Tuesday saying I had 3 days to pay or move out, and I panicked because I thought I had more time. Turns out I had been paying rent late by like 5 or 6 days each month for almost a year, and I just assumed the landlord was cool with it since he never said anything. My neighbor glanced at the paper and asked if my lease had a grace period, and I had to admit I never actually read that part. So I dug out my copy and found out my lease only gives me until the 3rd, no grace period at all, and the notice was totally valid under state law. I paid that same day with a money order and kept the receipt, and now I'm setting a phone reminder for the 1st of every month. Has anyone here actually pushed back on a 3 day notice in California, or is paying right away always the safer move?
