I finally read the full CC&Rs before buying, dodged a $400 monthly bullet
Last month I was closing on a condo in Sacramento and the seller's agent kept rushing me to sign. I sat down with the HOA docs anyway and found a buried rule about mandatory landscaping service for all ground floor units. That service runs $400 a month and is enforced through liens if you don't pay. I backed out of the deal that same week. Has anyone else found surprise fees hidden in their HOA paperwork before signing?

Seller's agent rushing you is the real red flag, huh, who knew reading could save you four hundred bucks a month.
