The tenant lawyer who flip-flopped my view on 3-day notices
Had coffee with a tenant rights attorney in Fresno last Tuesday, and she made me understand why landlords rush those 3-day notices even when the rent check is one day late. She said, "In California, the clock is your only friend, and once it runs, you're in eviction limbo for months." She walked me through a case where a 2-day delay cost the owner $4,000 in back rent plus filing fees. Has anyone else had a lawyer change their stance on a procedure they thought was just grumpy landlord behavior?
idk if this is the same thing but i listened to a podcast once where a property manager said the same, that waiting even a couple days basically resets everything and you lose your spot in line at the court. kinda wild how much a late check can snowball for both sides.
