My first real estate flip in Edmonton went $15k over budget last month

I bought a fixer upper in the Highlands area thinking I had the numbers right. Got the roof opened up and found way more rot than the inspection showed. Had to call in a structural guy and that alone cost $4k. Then the windows I ordered took 3 extra weeks and I lost my good drywall crew. Did anyone else get blindsided on a local flip this year? How do you guys handle surprise costs without killing your profit margin?

The roof rot thing is brutal, especially when the inspector misses it and you're already committed on the timeline. @the_anthony is right, that gut punch feeling just lingers through the whole project. I hope the flip still lands you in a decent spot after all that headache.
