Rant: I started checking the attic in every house I look at

Found major mold issues in two places that the sellers didn't mention. It totally changed my offer strategy. What small checks do you make that have big payoffs?

Did you check the crawl space too? That's another spot where problems can hide.

Crawl spaces can really hide issues, like what happened to my friend. He avoided checking his for ages and ended up with a termite infestation. Took months and a lot of money to sort it out.

Yeah that termite story hits home. I learned the hard way too. Now I just grab a flashlight and check mine every few months. Look at the wood joists for soft spots, check the vapor barrier for tears. Takes five minutes but saves so much headache later.
