Water heater line froze at 3 AM in a rental flip, my fault for skipping the heat tape
I was doing a quick flip outside Boise and left the crawl space vents open during a cold snap. At 3:15 AM the tenant called saying water was spraying everywhere. The copper line to the water heater cracked right at the valve, maybe 4 feet from where I skipped the heat tape to save 20 bucks and an hour. I killed the main, drained the tank, and sweated in a new section by 7 AM with a borrowed torch from the guy next door. The tenant was calm, but my profit margin took a $310 hit for drywall and a plumber's inspection. Has anyone else gambled on mild weather in a crawl space and lost worse than this?
