AC unit died on me during a tour last week
I was showing a small retail space on Gratiot to a potential tenant and the ancient rooftop unit just gave out mid-sentence. It was 90 degrees in there and the guy was sweating through his shirt. I ended up having to cut the tour short and offer to buy him lunch to make up for it. Anyone else deal with building systems failing at the worst possible moment?

Had a toilet overflow during a closing once. Client was not amused.

Oh man, that is brutal. I mean, 90 degrees and a guy sweating through his shirt? That's like a total dealbreaker right there. At least you got him lunch, that's smart. I had a furnace kick the bucket once during a showing in January, the place was freezing and the client was wearing their coat the whole time. Sometimes you just gotta laugh and buy them a coffee.

Was it a slow leak or did it just explode everywhere? I feel like that's the kind of thing that becomes a legend at the brokerage.
