Blew off a call with a downtown landlord and it made me rethink everything about Detroit leases

I was about to sign a 5-year lease on a Woodward space until a guy at Eastern Market who runs a coffee shop told me to check the property tax reassessment clause. He swore his rent jumped $1,200 a month after the city revalued the block last year. Has anyone else seen nasty surprises in their lease fine print around the new developments?

Did you check if the lease has a clause about who pays for any new special assessments the city slaps on the property? Some landlords sneak that in and it can hit you just as hard as a tax hike.
