Hit my first $10k month from a single strip mall lease last March

I was just managing one multi-tenant property in Woodbridge and the commissions finally stacked up. Has anyone else broken into that range from a smaller portfolio?

Is that $10k before or after the property manager takes their cut? I had a situation last year where a tenant's AC unit blew and ate up two months of commissions in one repair. @terryk28 is right to ask about expenses, they can sneak up on you fast. Even with a small portfolio, one bad month can wipe out the gains.

Maybe that $10k is gross before expenses and vacancy.

Kinda had to eat my words on this one honestly. I used to be the guy who thought small portfolios meant small money, that you NEEDED a big building to see real numbers. But seeing stuff like this changed my whole view. It shows you just need the right deal and to stick with it, the commissions DO pile up eventually
