I finally dropped $2,500 on insulation for my Eastern Market building

Bought it for that old brick building I'm flipping near Gratiot. Thought I could get away with just fixing the windows but the heating bill was $600 in January alone. Anyone else get burned by energy costs on these old Detroit properties?

That old brick soaks up the cold like nothing else. Spray foam in the attic made a bigger difference for me than any window work on a similar place over near Gratiot. Check your rim joists too, those gaps in the basement let in a ton of draft. Might save you a few hundred a month before you even touch the walls.

Man oh man, this brings me back. I did the same thing a few years back on a place in Hamtramck - thought new windows would be the magic bullet (you know, the obvious fix) but then I found out the basement was basically open to the outside through some old coal chute hole I never noticed. Funny how the small stuff sneaks up on you, right?

Buddy of mine had the same problem in his place downriver. Tried sealing everything himself with caulk and foam, ended up making his radon issue way worse because he didn't vent the basement right. Cost him more to fix that than the windows would have.
