Lost $2,300 on a "phantom tenant" broker fee on a Gratiot Ave strip mall, and I want to warn everyone here
Last spring I paid a guy $2,300 up front to help me fill two empty units at a strip mall I own near Gratiot and 7 Mile, and I got zero signed leases out of it. His whole pitch was that he had tenants lined up, but every single one of them vanished the second I asked for a letter of intent or a deposit. Turns out he was just pulling names off old listings and never had anyone real, and by the time I figured it out he had already stopped picking up his phone. I should have known something was wrong when he asked for the full fee in cash before showing me a single application. Has anyone else gotten burned on a commercial leasing fee in this city, and how do you screen these people before you hand over money?
