Tenant backed out at the last second on a lease I had ready for 3 months

I was showing a space on Grand River near the old Fisher plant. The guy shook my hand and said we had a deal. Then he vanished and stopped answering calls. Has anyone else had tenants ghost them after a handshake in Detroit?

Honestly @the_anthony, a handshake deal in Detroit real estate is barely worth the air it took to agree on it. People flake all the time over way bigger things than a rental space, so this just sounds like a normal Tuesday here. You really think holding a spot for three months without a deposit was gonna end any other way?

Oh man, is this really that big of a deal though? I mean yeah it sucks when someone flakes out but people flake all the time in this city, it's kind of part of the game. Maybe it's just me but I feel like a handshake doesn't really mean much these days, people change their minds and that's just how it goes. Unless you had some kind of deposit or written thing, it's not like you can do anything about it anyway. Idk, I'd just move on and find another tenant, there's always someone looking for a spot in Detroit.

Wait, the guy shook your hand and then just straight up ghosted?
