The basement square footage math in Corktown listings is driving me crazy
I was looking at a place on Michigan Ave last week that listed 2,000 sq ft but the actual finished space was more like 1,400 once I measured the utility room and stairwell. Why do agents keep counting half-finished basement space as full commercial square footage in Detroit?

Is it even a Detroit listing if they don't count the cobweb corner as a bonus room? I saw one that listed the whole basement, then you get there and the "finished" part is just a concrete floor with a rug thrown over a paint spill. They'll measure the furnace and call it a den. Maybe they're hoping you'll be so charmed by the exposed pipes you'll forget basic math.

God, that's so real. I've seen listings where they call the water heater closet a "cozy reading nook.

Did the listing actually say "total area" or was it buried in the fine print where they admit it's all basement square footage?
