Update on my warehouse space choice in Corktown

I had to pick between a 5,000 sq ft spot on Michigan Ave with a higher price but newer electric, or a 7,000 sq ft space on Rosa Parks Blvd that was cheaper but needed a full HVAC overhaul. I went with the Michigan Ave unit, and the move-in was smooth because the systems were already up to code. Anyone else face a similar choice between move-in ready and a bigger fixer-upper around here?

Honestly, that's a solid choice but I wouldn't call Rosa Parks a fixer-upper just for needing a new HVAC. That's one pretty standard system, not a full gut job. The bigger space could've been worth it if the math worked with the repair cost.

Yeah, "if the math worked" is the whole game. A standard system fix can still wreck your budget if the rest of the house is a money pit.
