Walked a client through a 12,000 sq ft space in Eastern Market and the ceiling was dripping onto the showing table
Water was pooling right on the conference table from a burst pipe above, I had to grab a trash can and redirect the whole tour to the break room while the broker called building maintenance, has anyone else dealt with surprise plumbing mid-showing?

Water was pooling right on the conference table" sounds like a perfect marketing opportunity to me. That drip adds character and shows the building has real history, not that sterile corporate nonsense. Plus you basically gave that client a free demo of how responsive maintenance is - now they know the building staff will show up fast when stuff breaks. A little water never hurt anyone, and honestly it filters out fussy clients who cant handle a bit of real estate reality. Bet the trash can added some industrial chic to the whole experience too.

Just threw a bucket under it and called it rustic charm. Landlord laughed, client stayed.
