Warning: That Grand River office building is not worth the ask
I walked through the old Witkoff building on Grand River last Tuesday and could not believe the $18 per square foot they are asking. The roof has active leaks, the HVAC units are from 1996, and the basement had standing water that smelled like a swamp. The broker kept talking about 'potential' but I counted 14 broken windows on the back side alone. I have rehabbed three buildings in Detroit since 2019 and this one needs at least $4 million just to make it rentable. The location is decent for parking and highway access, but that price is a fantasy. Has anyone else looked at this property and walked away laughing?
