Was dead set on buying a warehouse in Hamtramck until I walked through one with a 14 foot clearance vs the 12 foot ones I'd been looking at

Seeing how easily a semi trailer could load at the dock in that extra 2 feet convinced me to hold out for the taller space even though it costs $0.50 more per square foot, has anyone else found that one dimension change makes or breaks a deal?

Hold off on that taller space and throw the extra $0.50/sq ft into getting better dock equipment and a slightly angled approach for the 12 foot door, it'll solve the same problem for way less money long term.

Tapering the walls inward at the top would guide taller loads right through without paying for extra height.

Yeah I was actually reading something the other day about warehouse design trends in Europe and they're doing this pull-in taper thing on some of their newer builds. Supposedly it works pretty well for box trucks and vans, your mileage may vary on semi trailers though.
