Waste of $150 on a bad roof inspection before buying a commercial building in Hamtramck

Hired a guy who claimed he knew Detroit flat roofs but missed five soft spots I found myself two weeks later. Anyone else get burned by a half-assed inspector before closing?

Learned this one the hard way myself. Started bringing a long screwdriver and just poking the roof myself before the inspection even starts. Found a guy who does infrared scanning on flat roofs and paid him $75 to walk the whole thing for an hour. He spotted three wet spots the first guy never even looked at. Might be worth calling a few commercial roofing supply places in Detroit and asking who they recommend. Those guys usually know who actually knows their stuff.

That $75 infrared guy sounds like a steal, I got charged twice that for the same thing and it saved my butt too.
